This 36 unit condominium project was the result of a design competition by the San Francisco Redevelopment Agency. The Western Addition site had seen many unsuccessful proposals and local community groups were heavily involved in its planning goals. The ground level consists of a shopping arcade stepping down along Fillmore Street with a sloped parking garage behind. This ground level concrete structure forms the base upon which the wood framed residential units are constructed. A second building in the interior defines a walkway and major open space on the second level. The landscaped walkway is the organizing element of the project. Unit entries are located along the walkway which in turn lead to private entry patios and decks. The design provides each unit with a unique identity, private entrance, cross ventilation for the units, views, and a high level of security.

WALNUT STREET CONDOMINIUMS
San Francisco, California

To satisfy clients requirements, the design for this new two unit condominium blends with the neighborhood character of older Victorians without mimicking them. Each unit is two stories with a three bedroom, 2-1/2 bath, 2,700 square foot lower unit and three bedroom, three bath, 3,800 square foot upper unit. The upper unit two story living room ceiling culminates in a skylight to flood the space with natural light and has a large upper level sun deck. The lower unit has a private rear yard patio. An adjacent 1916 Victorian residence owned by the same client was also renovated and modernized.
